CAMPOS POLANCO REGULATIONS

 
 
 

THE RESIDENT, his/her GUESTS and/or the suppliers hired by THE RESIDENT (jointly, the "USERS"), are obliged to comply with the following regulations of the BUILDING located at Campos Elíseos 361, colonia Polanco, Alcaldía Miguel Hidalgo:

 

COMMON AREAS

  • THE RESIDENT may use the LOUNGE, PATIO and ROOF (the "COMMON AREAS") from 7:00 (seven) to 22:00 (twenty-two) hours, unless there is a private event in the COMMON AREAS in which case, access will be denied.

  • Subject to availability, it may use the COMMON AREAS for the corresponding use and in no case may it prohibit other residents from using them.  If it requires the exclusive use of the COMMON AREAS, it must contract them separately.

  • A 30 (thirty) minute tolerance period will be granted after the time indicated as termination for THE USERS to vacate the COMMON AREAS requested for private and exclusive use.

 

ACCESS

  • Every USER entering the BUILDING must be registered.  Otherwise, entry will not be allowed to different people, not registered or invited by THE RESIDENT, even if they are accompanied by the RESIDENT.

  • The maximum occupancy per residence is 2 persons. Additional Guests are welcome in for an Extra person charge of $75.00 USD + taxes (extra beds can be placed in the room subject to availability and room capacity).

 

NOISE

  • Noise higher than 65 decibels may not be reproduced or generated in the BUILDING.  Likewise, the sound reproduced or generated by the USERS must not penetrate the corridors or other residences.  CAMPOS POLANCO is authorized to determine the volume to be used in the audiovisual reproduction devices in the BUILDING or COMMON AREAS.

 

SMOKING

  • Smoking is not allowed inside the RESIDENCE or in the BUILDING, except in places where there are signs that qualify them as a smoking area.  This restriction applies to all types of electronic cigarettes (vape), cigarettes, pipes, cigars or similar products. In case of non-compliance, THE RESIDENT will pay an additional charge of US$250 (two hundred and fifty) US dollars, plus VAT, for the cleaning of each of the affected areas.  This charge will also be applicable in case of being caused by GUESTS or suppliers contracted by THE RESIDENT.

 

PETS

  • Pets may be kept at an additional cost of US$75 (seventy-five dollars), plus VAT, for each pet.  The maximum number of pets is two (2) for each RESIDENCE and the weight of each pet must be less than 25 (twenty-five) kilos.  In no case, THE RESIDENT may leave his/her pet(s) inside the RESIDENCE on its(their) own.  The pet must be on a leash at all times when outside THE RESIDENCE.  THE RESIDENT is responsible for the behavior of his/her pet(s) and of the damages it (they) may cause.  If there are complaints from other residents related to the pet, CAMPOS POLANCO reserves the right to ask THE RESIDENT to find an alternative place outside of CAMPOS POLANCO for his/her pet.  During the cleaning of the RESIDENCE, the pet(s) must remain inside a cage or a pet carrier.  THE RESIDENT is responsible for picking up his/her pet(s) waste at all time and disposing of it properly.

 

CLEANING

  • THE RESIDENT must allow access to the personnel so that they can clean the RESIDENCE under the guidelines of CAMPOS POLANCO, otherwise he/she must express his/her refusal.  In the event that the RESIDENT requires deep cleaning of the RESIDENCE, or because the RESIDENCE requires deep cleaning for reasons attributable to THE RESIDENT or GUESTS, the RESIDENT will pay an additional cost of US$75 (seventy-five) US dollars, plus VAT for deep cleaning every time there is an event that requires such type of cleaning.

 

LOST PROPERTY

  • USERS agree to release CAMPOS POLANCO from any responsibility for the goods that they bring into the RESIDENCE even if they have been reported to CAMPOS POLANCO or have been inside the safe security box.  CAMPOS POLANCO assumes no responsibility for the loss of money, jewelry and/or other items of value.

 

PACKAGES

  • THE RESIDENT shall notify CAMPOS POLANCO in writing of any package/courier that is sent to THE RESIDENT and/or RESIDENCE, indicating the estimated date of arrival.  It is the responsibility of THE RESIDENT to ensure that all shipments clearly contain the CAMPOS POLANCO address.  CAMPOS POLANCO is not responsible for damages suffered by the packages or for their storage.

PARKING LOT

  • CAMPOS POLANCO has limited parking spaces exclusively for RESIDENT(S).  Subject to availability, the daily cost is US$25 (twenty-five) US dollars, plus VAT.  The RESIDENT releases CAMPOS POLANCO from any responsibility, damage or affectation for the use of its parking lot.

  • CAMPOS POLANCO does not provide parking or valet parking services for guests of THE RESIDENT, therefore, THE RESIDENT, under his/her own responsibility and cost, must contract the corresponding provider, thus releasing CAMPOS POLANCO from any liability, damage or affectation that said provider generates.

 

PROHIBITIONS TO USERS

  • They may not obstruct or make use of corridors, stairs and other transit areas that are in the BUILDING, except to transit, nor perform acts that disturb the safety or tranquility of other residents, or the stability, safety, health or comfort of the RESIDENCE(S), ROOF, COMMON AREAS and/or the BUILDING.

  • They may not have or introduce dangerous, corrosive, deleterious or flammable substances in the RESIDENCE(S), ROOF, COMMON AREAS or the BUILDING, nor carry out illegal acts, introduce, consume or market illegal substances within the RESIDENCE(S), ROOF, COMMON AREAS or the BUILDING.  In the event that USERS damage the RESIDENCE(S), ROOF, COMMON AREAS or the BUILDING or their actions lead to closure or fines, they must hold CAMPOS POLANCO and the BUILDING harmless and must pay the fine or amount generated by his act.

  • They must not use offensive language or acts of discrimination or that lack morality and good standards.

  • They are prohibited from altering or damaging the RESIDENCE(S), ROOF, COMMON AREAS and/or the furniture found therein.  USERS acknowledge and agree that you may not use nails, tacks, velcro strips, thumbtacks, staples, glue (spray or otherwise), tape, or any other permanent adhesive on walls, ceilings, or floors.  Self-adhesive easel sheets and tape are the only items that may be used on surfaces.  USERS must consult and request assistance from CAMPOS POLANCO to alter and/or modify the spaces of the RESIDENCE(S), ROOF, COMMON AREAS and/or the BUILDING.

  • The access, entry or use of any type of weapon is prohibited.

 

HEALTH

  • USERS agree to comply with the protocols and health measures established by the Federal Government or of Mexico City in the event of any health contingency, as well as respect the security measures implemented in THE BUILDING.

 

SOCIAL NETWORKS

  • In the event that USERS share photographs or videos on their social networks and/or tag CAMPOS POLANCO, CAMPOS POLANCO is authorized to use the material for marketing/advertising/social network purposes, even when the image of people appears, this instrument being the corresponding authorization.

 

INTELLECTUAL PROPERTY

  • The trademarks, logos and designs found in THE RESIDENCE(S) or in THE BUILDING are the property of CAMPOS POLANCO or of the persons who granted it a license to do so, so THE RESIDENT may not copy, duplicate or claim to be the owner, nor modify or alter them in any form, under penalty of being liable for the damages that this may cause.

 

FORCE MAJEURE

  • CAMPOS POLANCO will not be responsible for any fortuitous event or force majeure, such as government regulations, disasters, strikes, civil disorders or other emergencies.  In the event that they occur, THE RESIDENT will be notified and in the event that said fortuitous event or force majeure lasts more than three months, or that it makes it illegal or impossible to substantially carry out this AGREEMENT, it will be terminated without any responsibility and the advances granted, if applicable, by THE RESIDENT will be returned.
